Orchard Brae House is a 1970s office building a short walk away from Edinburgh’s City Centre. Palm Capital purchased the building in 2017 and appointed Form Design Consultants to develop a new concept to relaunch the building to the market.


The five floors of Orchard Brae House provide 102,000 sq ft of office accommodation.

Form's remit was to design the Reception and Café Bar, an amenities floor, together with the refurbishment of vacant floor plates.

Floor plates offer both a mix of traditional Grade A accommodation and a contemporary stripped back de-furbished look.

Form worked closely with the managing agents to establish an appropriate aesthetic for the new Reception and Café Bar. The constraints of shallow slab to slab height led to an exposed services solution without suspended ceilings, with large pendant light fittings located over clusters of seating, creating inviting spaces in which to work or relax.

A new amenities floor was created at the base of the building, containing a gym, changing facilities and secure bike storage.


Orchard Brae House is only the second commercial office building in Scotland to receive Platinum Cycling Store certification.

On the back of this successful refurbishment project, Form are working with potential tenants and property agents to develop proposals for the vacant offices.
