Built on the success of Form's common parts refurbishment design, Workstation was born.

The outline brief was to create a range of fully-furnished offices offering cost-effective, flexible and convenient spaces for small to medium-sized enterprises.

Form met with property agents, Ryden and CBRE, to discuss the local property market and what could set this project apart from the competition.

Through these discussions, it became apparent the sweet spot for fully-fitted office size, in Glasgow, is 6 to 24 people.

Moreover, the importance of good acoustics, strategic use of colour and excellent facilities was identified as a prerequisite for attracting tenants.

A range of space plan options were developed and a modular solution has been adopted, based on the building's structure and perimeter glazing.

This approach allows the offices to be subdivided, or increased in size, as occupants' requirements change over time, providing flexibility for growing businesses.

Workstation comprises four offices, ranging in size from 470 to 1,550 sq ft.

Three offices have been designed to provide a self-contained tea point, meeting room and storage space, ensuring tenants have everything they need within their own space.

To encourage interaction between the offices, a community hub has been created.

Open to all tenants, this facility provides a space to socialise, collaborate and work informally together.

A large tea point, with breakfast bar, serves as the focal point of the hub, while loose furniture allows the space to be reconfigured to support one-to-one, or group, activities, fostering a sense of community and collaboration.

The thoughtful design and strategic planning have helped attract new tenants and provide flexible space for existing ones, demonstrating the value of understanding market needs and creating spaces that meet them effectively.
