Before its acquisition by Remake Asset Management in 2023, Form delivered extensive upgrades to the common areas, including reception and washroom facilities.  Additional works included a new cycle store and the refurbishment of the 4th, 6th and 7th floors.

In 2025, Remake appointed Form to extend the programme to the 5th floor.  The brief was to create a contemporary workspace that balanced flexibility with character. Remake sought a more 'defurbished' aesthetic, moving away from traditional suspended ceilings and recessed lighting panels - an approach supported by the letting agents.

As with every project, Form's design process focused on how future occupiers might use the space and, introducing features beyond a standard CAT A fit-out, required careful consideration of the location of permanent facilities, particularly the tea point.

To inform this decision, Form developed a series of test-fit layouts exploring different workplace scenarios.

The preferred solution positioned the tea point and breakout area within a recessed pocket, adjacent to the entrance and existing washrooms.  This created a natural hub while maintaining flexibility across the wider floorplate.

The bespoke tea point and island unit provide a focal feature, adding quality and helping the space feel complete, rather than unfinished.

A neutral material palette complements a variety of future tenant fit-outs, while services were coordinated to allow easy reconfiguration or subdivision, if required.

The completed refurbishment has been well received and provides a high quality, flexible workplace ready for its next occupier.
